Spain as a real estate location borders France and Portugal. And from Tarifa it is only 13.5 km to the African coast. Only the Strait of Gibraltar separates Spain and Morocco from each other. Spain has a coastline of 7268 km and is therefore a popular holiday destination. The people are cheerful and friendly and because Spain has 300 days of sunshine and a mild climate, especially in the southwest, many return to live here.
The well-known coasts
The most famous coasts of Spain include the Costa Brava and Costa Daurada, which are located in the region of Catalonia. Further south between Valencia and Murcia is the Costa Blanca. And the most impressive coast is in Andalusia, the Costa del Sol with the famous places like Malaga and Marbella.
The islands
The Spanish islands include the Balearic Islands with Mallorca, the capital of which is Palma de Mallorca. Known for its cathedral and the towns of Port d`Andratx and Santa Ponsa. The smaller islands like the contemplative Menorca and Ibiza which are for their high society.
The Canary Islands include the inhabited islands: Tenerife – Fuerteventura – Gran Canaria – Lanzerote – La Palma – La Gomera and El Hierro.
Real estate market in Spain
The Spanish real estate market has been stable again since the great collapse in 2014 and has grown continuously. In contrast to other countries in the southern region, there are no major declines to be recorded here that were triggered by the 2020 corana crisis. The demand for houses, villas and apartments in particular is unbroken. One of the real estate hotspots is clearly Marbella and the surrounding cities such as Estepona, Nueva Andalusia, Elviria and Fuengirola with luxury Villas.
Things to know about buying a property in Spain
The Spanish NIE number is the first step in buying a property
Without the NIE number (Número de Identidad de Extranjero) nothing works! As a member of the European Union, you can always buy property in Spain. The first step is to get the NIE Number also known as the Spanish Foreigner Identity Number. There are two ways to apply for this. You can apply for the NIE number in your country via the Spanish consulate or directly at the place where you want to settle. The national police are responsible for registration here.
Real estate purchase process
The process of buying a property basically consists of the following steps:
1. The examination of the property (English Due Diligence)
2. The reservation or the preliminary contract
3. The notarial deed of purchase
4. Payment of taxes
5. The entry in the land register and land registry
